Proposed Commercial District for Route 24/Mulberry Knoll Road Awaits More Discussion

 


The Sussex County Planning and Zoning Commission held a lengthy public hearing with packed Council Chambers late yesterday afternoon for a Change of Zone request, #2037, from Mulberry Knoll Associates, LLC. The meeting kicked off with a presentation about a proposed ordinance to rezone approximately 73.5 acres of land in Sussex County. The properties are on the northwest side of John J. Williams Highway (Rt. 24), at the northwest corner of the intersection with Mulberry Knoll Road (SCR 284). The change would switch the zoning from AR-1, which is for agricultural residential use, to C-4, a planned commercial district. The shopping center would reportedly include major retailers such as Costco, Target, and Whole Foods.Ā  The presentation was followed by a public comment portion. Concerns expressed by area residents include the unintended consequences of heavy traffic, the roundabouts not accommodating truck traffic including tractor-trailers, as well as impacts to medical and health care support on the campus that includes the Tunnel Center and other key services to local people in the area.
