Approval for One Rehoboth Avenue, LLC – Project Will Move Forward

A public hearing on the One Rehoboth Avenue Hotel was held by the Rehoboth Beach Planning Commission Friday afternoon. The Planning Commission has approved the site plan for the mixed-use hotel project on the Boardwalk between Rehoboth and Baltimore Avenues with a unanimous vote – with Commissioner Davis absent.

This project has been under review for over two years and today’s approval, which includes a variety of conditions, but allows developers to move forward to satisfy the imposed conditions and obtain a building permit.

“To truly be successful, the project review process requires cooperation among all parties involved,” says Planning Commission Chair Mike Bryan. “We really appreciated the professionalism, cooperation, and give-and-take that One Rehoboth demonstrated throughout the process. Today, the Planning Commission enthusiastically endorsed the project.”

The proposed commercial building, situated on the boardwalk between Rehoboth and Baltimore avenues, encompasses four above-ground stories, three to be utilized as a hotel and the bottom floor as retail and restaurant space, as well as one underground floor to be utilized for parking. The hotel will have 60 rooms.

The owner-applicant for this project is One Rehoboth Avenue LLC, a partnership between Grotto Pizza and Onix Group, a Pennsylvania-based real estate development company.
