Sussex County Council Approves Conditional Use for Storage/Warehouse Buildings and Car Wash in Frankford Area
The Sussex County Council, in Old Business, revisited Conditional Use No 2581 on behalf of Zion Church Ventures, LLC for storage/warehouse buildings and a car wash to be located on an over 24-acre parcel on Zion Church Road just north of Deer Run Road in the Frankford area. The Council last week deferred a vote on this application for one week. Council President Doug Hudson offered two amendments to the conditions – in condition 10 D – to remove the first sentence…
10 D – If a unit is used for business purposes, that business may only use the area for climate-controlled storage. The property shall not be used by a business for manufacturing or industrial purposes, and the office space shall not be isolated or walled off from the remainder of each unit. No unit shall be primarily used as an office. In addition, the property may not be used by a business for meeting customers, as a showroom, or as a “mail-drop” or pick up or delivery location for customers.

10 L – One “lighted or” unlighted sign, not to exceed 32 square feet per side, shall be permitted along Zion Church Road.
Both amendments approved and the amended Conditional Use was approved by the Council with a 5 to 0 vote .
Sussex County Council received an update on the GIS Department, which is a part of IT. Senior Manager Megan Nehrbas told council about the Geographic Information System, what they do and that GIS infrastructure supports multiple departments and enterprise business systems in mapping, data management, field mobility and more. She also brought and agreement before the Council for approval from ESRI Enterprise, which is the largest vendor for the GIS Department – and is also used by municipalities and the State of Delaware. The agreement with ESRI will remain in effect for three years and grants Sussex County uncapped access to the ESRI products – effective August 1, 2025. The cost is $190,000 per year – a total of $570,000.
The Sussex County Council is scheduled to meet next Tuesday in the County Administration Building on The Circle in Georgetown. An agenda has not yet been posted.
