Tepache Farms Subdivision near Milton Before Sussex P&Z Wednesday

The Sussex County Planning Commission will hold a public hearing on a proposed subdivision off Burton Road west of Milton on Wednesday afternoon. This is not the first time that Tepache Farms (2024-03 Tepache Farms) has been before the Commission. The Commission unanimously denied a cluster subdivision proposal in 2019 (2018-32 Tepache Farms-Pheat Farms, LLC) for 33 single family lots – on over 33 acres. The current proposal calls for 21 single family lots on just over 24 acres. While this is a smaller subdivision – seven homes fronting Burton Road have been built since the original proposal in 2018. The public hearing will be held in the County Administration building Wednesday, October 1st at 3pm on The Circle in Georgetown.

Members of the public may submit comments electronically by emailing pandz@sussexcountyde.gov. Comments are encouraged to be submitted by 4:00 p.m. on Tuesday, September 30, 2025.

Local residents are hoping for denial a second time.  Because this is a subdivision – the application will not be heard by the Sussex County Council, except on an appeal.
